Earlier on this blog I talked about Bandar Tasik Puteri, one of the booming townships in Rawang that should be in the radar screen especially for young adults who are looking for their first property.

Just to re-cap, the township is located at Rawang, with a entry/exit link to LATAR highway in construction, scheduled to complete by 2016. Bandar Tasik Puteri is some 40+ kilometers from the center of KL and houses many facilities and amenities, such as schools, park, golf course, polyclinics, mini markets, and more.

I went to the launch of Acacia Park Rawang on the 8th of November to take a closer look on this project for myself.

The project was launched by Lee Kok Wah – Project Director of Bandar Tasik Puteri, Tuan Mohd Azizi Bin Mohd Zain – Yang Dipertua (YDP), Majlis Perbandaran Selayang (MPS), Low Gee Teong – Group Managing Director of Low Yat Group, accompanied by Mr. Wee Beng Sang, Director – Group Property Development/ Management Services.

There was also a property talk conducted during the launch (interestingly the emcee was one of my diving buddies from Maldives last year).

The talk mentioned about population growth along the Klang Valley and how it affects property prices, the upcoming KL-Singapore high speed rail and its impact, importance of location vs access to KL city center, and the price potential of various types of properties.

What I got from it was that Acacia Park falls onto many of the plus points mentioned – being within the 20 km or so (as the crow flies) of the center of Klang Valley, with good access (via LATAR highway), and affordability of the selling price especially for a double storey terrace. So far, so good.

Phase 1 of Acacia Park comprises 224 units of 18′ x 80′ double storey terraced house each with a built up area from 2670 square feet priced from RM 447,100.00. All units in Phase 1 are sold out, but luckily we were also given a sneak preview of the upcoming Phase 2 of Acacia Park with a total of 4 phases planned.

Looking at the model of the township of Bandar Tasik Puteri, Acacia Park is located at the Southern side, which is also rather closer to the proposed LATAR interchange. Commuting in and out of the township should be a breeze in this case.

To be honest, the current access route via Rawang has a bottle neck around Jusco area near the interchange to PLUS highway, something that Acacia Park residents will not need to content with once LATAR interchange is completed.

As mentioned, Acacia Park phase 1 is completely sold out, so let’s look at Phase 2.

Phase 2 is located somewhat in the middle of the Acacia Master Plan, with access to two parks, one within Phase 2 itself and another just north of the area, which is next to a school. I personally prefer the location of Phase 2 over the Phase 1 mainly due to the access to those green lungs.

Picking a unit opposing the park will also give you a better view, and the opportunity to park your cars opposite your unit.

There are quite a few scale models of Acacia Park terraced houses at the sales gallery.

These models show the unit as they are in real life, some with cut-outs, and these include corner and intermediate units. I think they provide a very clear idea of what to expect of the development and how Phase 2 of Acacia Park looks like when it is completed.

Of course, visiting show unit is a must prior to making a purchase as important as a house. As good as scale models or even 3D renders are, I personally think that it can’t beat walking into a show unit to get the idea of how the house can be in its final form, completed with furniture and minor renovation.

There are two units constructed side by side just for this purpose, with one furnished and the other unfurnished (as is when delivered to buyer.)

While not fancy, I felt that the arrangement of the house is modern, and most importantly, very functional.

The first thing that greets you entering the house is the living room, with the dining hall, then kitchen at the rear. There’s also a small bedroom (or if you like, storeroom) on the ground floor.

What I really like is the fact that the 80′ long land area also allows a backyard accessible via the kitchen, a feature that is missing in most newer development these days.

Going upstairs there’s the very spacious master bedroom with attached bathroom (a bit of clever furnishing will even allow a walk-in wardrobe). Then there’s two other bedrooms sharing another bathroom, completing the first floor.  I like the fact that they maximize the size of bedrooms instead of having a small, and often useless family hall upstairs.

For a double storey terraced unit, Acacia Park provides a good balance between affordability, distance, access, and design. If you’re in a market for a new home (possibly first home), this is definitely one to check out.
